Currently Charlie is in need of much plumbing work throughout her home. The house was left on winterized by the previous seller and has splits all throughout the water system. The septic system had failed as well and will be installing a new septic that will need to be reconnected to the house drainage. The drain system is also in extremely rough shape and should all be replaced. In order to replace the water piping most of the bathrooms will need to be gutted and then redone. The drainage system should be all completely removed with opening the floor in the basement and Rep replacing the piping exiting the house. Also, Rep replacing the piping in the bathroom in the basement should be done in this time. The well pump may be failing and needs to be replaced as well. Currently, the well tank is under the stairs and they would like to have it moved into the garage with the water filtration system. In order to do the job properly most of the house will need to be open and or removed a lot

Met with Jim to diagnose an outlet near the front lobby that wasn’t working. The outlet was for an ice machine and it was working when I looked at it. I went ahead and tested the outlet with a plug tester as well as with a meter. The outlet seems to be wired properly and does have the proper voltage. I double checked the connections to make sure they were tight and put the outlet back in the wall. I did notice another outlet in the lobby that looked to have burn marks and the plate was broken. The voltage and wiring there seem to be correct but the outlet should be replaced. Replace both the outlet and the plate.

Take water sample from bathroom . Water will be tested and we can tell how bad the water is . Took temperature reading on hot water from bathroom on 1st floor.

No AC -arrived to home for issue with 2 of the indoor ductless units not operating in cool -customer explained only one light comes on for both units -turned on both units and blower kicks on but after awhile the unit turns off and starts flashing 2 times -code refers to room temp thermistor -took apart units to find mice had nested inside -found both thermistor wires chewed for both units -the bedroom unit still had mice inside, removed mice -gave customer option for thermistor replacement -need to return to Replace room temp thermistor for both wall units and check operations *further diagnostic may be needed after replacing thermistors* 7/10/2025 -arrived to replace Room temp thermistors for both bedroom units -turned all systems off power to system -take apart units to get access -replace thermistors -turn power on and tested -ran AC on both units individually and simultaneously -systems are cooling properly at this time -daughters room had a 23.4° Delta and other Bedroom

Call for lack of hot water . Checked temps at bathroom beside pool and temps are 100deg F. New raypak boiler no 1 not firing . Removed cover noticed the high limit had tripped out. The super Jonathan was on site and he said he flipped every switch on and off to try to get these things going. I reset high limit on boiler #1 , boiler fired up , purged out recirc . Hot water restored for now. Took temps in kitchen and room 117 and got temps of 125. The Leonard mixing valve is corroded and needs to be replaced. Also the water is very hard and is eating away at the pump gaskets and mixing valve . Hitesh has been provided quotes for this work accept the filtration . I spoke to Chris pavoa about the equipment and prices a month ago . Hitesh need to decide about moving forward with the mixing valve . Need to figure out a good time to do work as water will need to be down for about 4hours and there can’t be guests in the rooms .
